SEARCHING AND INSPECTION (Registry Office)
To be organized and executed by an efficient Advocate in concerned Sub-Registry, District Registry and Registrar of Assurance office where the property is situated for 12+1=13 years 20+1=21 years and 30+1=31 years.

INFORMATION APPLICATION REPORT (JUDICIAL)

  • Civil Judge Junior Division (12 years)

    I. Title Suit & Title Execution 
    II. Money Suit & Money Execution, relating to the owner of the property.

  • Civil Judge Senior Division (12 years)

    I. Title Suit & Title Execution 
    II. Money Suit & Money Execution.

  • High Court of the state (12 years).
    I. Title Suit & Title Execution 
    II. Money Suit & Money Execution
    [Depending upon the Location and Valuation of the property] 
    Reports have been prepared by an efficient advocate on Latter Head along with the Stamped, Sealed Signed by the staff of the Judiciary.


REVENUE SURVEY REPORT(Government Departments and official)

  • B.L & L.R.O with report to Dag, Khatian, Mouza, Touzi, JLNO etc of the property, Parches of R.S, C.S, L.R i.e. recorded names, area, measurement, nature (solid, agricultural, water body, domestic) etc. of the land along with Acquisition, Requisition report and vesting of land.
  • K.M.D.A with respect to Scheme of Acquisition/ Requisition over the property along with K.I.T and H.I.T N.O.C
  • U.L.C Report with respect to Ceiling limit on the land and also vesting of land.[Depending upon the Location and Valuation of the property] 
    Reports have been prepared by an efficient advocate on Latter Head along with the Stamped, Sealed Signed by the staff of the Judiciary.[ Reports to be submitted on the letterhead of an efficient Advocate along with Government Departmental certificate ]


MUNICIPAL ZILA PARISHAD (ENQUIRIES)

  • N.O.C. from Assessment Department, Revenue Department and Caw Department with respect to the property regarding mutation, Tax clearance.
  • Certified Copy of the proposed New Building Sanction plan from Building Department along with Particular of the Architect and L.B.S.


DOCUMENT REQUIREMENT

  • Certified / XEROX Copy of the Development agreement between the Developer / Promoter and the owner of the property.
  • Certified / XEROX Copy of the Development agreement between the Developer / Promoter and the owner of the property.
  • Certified / XEROX Copy of the Power of the Attorney executed by the owner of the property in favour of the Developer / Promoter.
  • Copy of the Property agreement for sale to be entered and executed between the Developer and the intending purchaser.
  • Copy of the sanctioned plan by the Corporation / Municipalities / Zila Parishad etc.


VALUATION CERTIFICATE
To be procured from the Registered / Approved Values with respect to the Costing of the New flat / apartment / building etc.

PROMOTERS AUTHENTICATION
Whether the Promoters / Developers is a registered promoter / Developer under the W.B. Building (Regulation of Promotion of Construction and Transfer by Promoters) Act 1993 and Rules 1995.

COMPLETION CERTIFICATE
After the proposed period of the time framed for construction whether completion Certificate has been issued by the Concerned Corporation, Municipality, Zila Parishad with respect to the housing project (with or without modification to the main master plan of the building / complex)

REGISTRATION AND POSSESSION
Execute the sale deed of Conveyance in the Concerned Sub-Registry, District Registry or Registrar of Assurance office along with stamp Duty, Registration charges, deed writers cost, typing and stationary expenses, Lawyers / Advocate fees and incidental expenses. 

Bring 2 or 3 color passport size photograph and put 10 finger impression at the legal Documents and take peaceful vacant possession just after registration with out fails.

MUTATION
After taxing possession mutate your name in the Assessment Records of the local corporation and Municipality on in Panchayat Department.

ASSOCIATION
From the house / building owner Association or welfare society if the total number of flat / apartments are 7 or more and get it registered as par the Government Act and Rules
